Real Estate Industry Struggles to Fill Job Openings amid Strong Labor Market

The real estate industry in the United States is booming, with tens of thousands of new jobs added in January, according to data from the U.S. Bureau of Labor Statistics. However, despite the increase in job opportunities, there are still more openings than workers available to fill those roles, creating a challenge for companies looking to recruit.

In January, the real estate, rental, and leasing sector had 178,000 job openings. While the industry managed to hire 84,000 people, there were 75,000 separations, which includes workers who quit, were laid off, or stopped working involuntarily. This imbalance between job openings and available workers mirrors a larger trend in the U.S. labor market, where the demand for labor exceeds the supply of workers.

Economists see this as a sign of a robust labor market, with Nancy Vanden Houten, lead U.S. economist at Oxford Economics, noting that the ratio of job openings to unemployed workers has increased, indicating persistent excess demand for labor.

The housing market is also facing challenges, with elevated mortgage rates and high prices making homeownership unattainable for many Americans. Sales of new homes have seen a slight increase, but the lack of available workers in the real estate sector is a significant hurdle to overcome.

Counselors of Real Estate reported that 88 percent of contractors are experiencing difficulty finding workers, with 35 percent having to turn down work due to labor shortages. Despite these challenges, individuals seeking employment in the real estate industry may find it easier to get hired, as the unemployment rate in the sector is lower than the overall national average.
