Cordia Begins Construction on First Build-to-Rent Project in the UK in Birmingham’s Jewellery Quarter

Cordia, a part of the Futureal group, has officially broken ground on its first build-to-rent project in the UK, marking a significant milestone for the company’s expansion into the British market. The development, named The Lampworks, will consist of 148 apartments and is located in Birmingham’s historic Jewellery Quarter.

Known for its rich history and economic significance, the Jewellery Quarter is home to over 200 listed buildings and plays a key role in the UK’s jewelry industry, accounting for 40% of the sector. The residential development at The Lampworks will offer one-, two-, and three-bedroom homes, with rental apartments priced 20% below current market rates in compliance with local legislation.

One of the standout features of The Lampworks is its exceptional energy efficiency, positioning it as one of the most sustainable developments in Birmingham. Residents can look forward to enjoying modern retail spaces on the ground floor, along with community amenities such as a landscaped courtyard, communal lounge, kitchen, dining area, and coworking spaces with meeting rooms.

András Kárpáti, managing director of Cordia U.K., highlighted the growing demand for institutional rental housing in the UK and the company’s strategic entry into the BTR market. He emphasized the need for new-build rental properties owned and operated by institutions to address the outdated rental housing stock across the country.

The Lampworks is part of Cordia’s broader neighborhood regeneration plans for Great Hampton Street, complementing other ongoing projects like the refurbishment of The Bank and The Gothic complex. Kárpáti described The Lampworks as a unique addition to the Birmingham rental market, combining contemporary architectural design with the area’s cultural and industrial heritage.

Managed by Cordia’s partner, Pedrano Group, the construction of The Lampworks is expected to set a new standard for modern, energy-efficient living in Birmingham. With rental prices projected to surpass existing market averages due to lower utility costs for tenants, the development aims to attract residents seeking high-quality, sustainable housing options.
