Sage Homes and Leaf Living’s Impact on New Homes Delivery and Future Opportunities

In an ambitious effort to address the housing crisis in the UK, Sage Homes and Leaf Living have made significant strides in delivering new homes to the market. Since their inception in 2017 and 2021 respectively, the two companies, backed by Blackstone and Regis, have collectively delivered nearly 16,000 homes, with Sage Homes aiming to reach a total of 30,000 affordable homes by 2030.

This impressive feat has been made possible through a series of public-private partnerships, including a recent development agreement with Vistry Group. By working closely with Homes England and the Greater London Authority, Sage Homes and Leaf Living have been able to increase the number of new affordable homes being built and bring much-needed investment into the sector.

Looking ahead, both companies have strong pipelines and are confident in their ability to meet their targets. Last year, a partnership with Vistry Group was announced, set to deliver over 2,900 homes in key markets where demand exceeds supply.

While some critics have raised concerns about investors driving up rents and pricing families out of the market, Sage Homes and Leaf Living are committed to responsible investing in housing. They believe that their approach, which includes offering affordable rents to those in housing need, benefits both consumers and the market as a whole.

In the current development and financial landscape, there are ample opportunities for for-profit providers like Sage Homes and housing associations to collaborate. By pooling resources and expertise, these partnerships can help address the housing crisis and increase the supply of much-needed homes across the country.
