The Cheapest Areas to Buy a Home in Kent vs. the UK

The cheapest areas to buy a home in Kent have been revealed, with only three postcode areas in the county having an average house price equal to or less than the UK average.

According to the latest government house price index data, the ME11 postcode area in Queenborough had the lowest average house price in Kent at £222,003. Following closely behind was the CT17 postcode in Dover, where homes averaged £233,261, and the CT16 postcode in Dover again, where houses sold for an average of £271,725.

In comparison, the average home price in Kent over the past year was £426,485, which is 51% higher than the national average but around £8,000 lower than the previous year.

On the other end of the spectrum, the most expensive area in Kent was Langton Green in Tunbridge Wells (TN3) where the average home cost a staggering £998,206. This makes Langton Green 254% more expensive than the average UK home. Following closely behind was Penshurst in Sevenoaks (TN11) with an average house price of £882,437.

For those looking for a middle-ground option in Kent, Sturry near Canterbury (CT2) had an average property price of £374,278.

On a national scale, house prices across the UK continue to fall with seven areas where homes typically cost less than £100,000 each. The TS1 postcode area in Middlesbrough had the lowest average house price of any area with at least 20 property sales in the last year, at £70,560.

These findings highlight the wide range of housing affordability across Kent and the UK as a whole, making it easier for potential homebuyers to find the perfect location at the right price.
