With the UK population aging, there is a pressing need for the real estate sector to collaborate with local authorities and government pension schemes to develop the necessary infrastructure for the healthcare industry.

One major obstacle hindering collaboration is the lack of trust in property companies. Local authorities are wary of joint ventures with developers due to concerns about the quality of assets and inflated rents in the sector. Building trust between the public and private sectors is essential to address these challenges and facilitate investment in healthcare real estate.

Investing in assets like assisted living communities can not only benefit the elderly population but also reduce the overall burden on the NHS and local authorities. Some developers are exploring the conversion of underutilized buildings, such as offices or retail spaces, into healthcare facilities. While there are challenges in terms of physical suitability and financial feasibility, innovative solutions like repurposing Grade B office buildings into rehabilitation hospitals show promise.
